Booking Terms & Conditions

1. What Your Stay Includes

Your stay includes breakfast and the following, unless stated otherwise:

• Bed linen
• Bathroom & pool towels
• Hairdryer
• TV with access to Netflix, Prime & other channels
• Tea/coffee facilities
• Toiletries & toilet rolls
• Desk for working travellers

2. Additional Services (on request, subject to availability)

• Baby cot + changing mat: €3/night
• Fold-out bed incl. breakfast: €25/night

3. Security Deposit

€100 refundable deposit required for all direct bookings.

Payment accepted: bank transfer, PayPal, cash on arrival, or French cheque (must clear before arrival unless paying in person).

Deductions made only after discussion with you and only for damage or breakage.

All deposits come with a receipt. Refunds issued as soon as possible.

4. Cancellations & Refunds

Within 24 hours of booking → Full refund.

Standard Rate:

• 21–14 days before arrival: 50% refund
• 14–7 days before arrival: 25% refund
• 7 days or fewer: Full charge (minus extras such as cot hire)

 

Exceptional circumstances assessed case-by-case.

5. Non-Refundable Rates (on request)

• 10% discount on Standard Rate
• 5% discount on Promotional Rates

No refunds for cancellation, amendment, or no-show (unless legally required).

6. Payment Terms

6.1 Payment for Stay  

Due in advance via debit card, PayPal, or bank transfer.  

Cash on arrival accepted only for the security deposit.

6.2 GBP Payments  

Contact us to confirm method and exchange rate.

6.3 Failure to Pay  

If payment is not received within 24 hours of booking, we may cancel and apply cancellation terms.

7. Check-In, Check-Out & House Rules

• Check-in: 15:00–17:00  
• Check-out: by 11.00 

Guests must use the property respectfully and report damage or breakage immediately.

8. Liability

Guests’ belongings are left at their own risk.  

Use of the pool and shared areas is at your own risk; children must be supervised at all times.

9. Use of Property – Vacation Rental Only

9.1 Holiday Use Only  

Your stay is short-term holiday accommodation only, not a tenancy or lease.  

You may not reproduce keys or apply for utility services.

 

9.2 No Right to Remain  

You must vacate by the agreed date/time unless an extension is agreed in writing and paid for.

 

9.3 Overstaying  

Failure to vacate may result in additional charges and legal action.  

We reserve the right to cut utilities in the case of an overstay.

9.4 Breach of Terms  

Serious or repeated breaches may result in early termination, with no refund and possible legal redress.

10. Changes or Cancellations by Us

If we must amend or cancel your booking, we will:

• Inform you promptly
• Offer alternative dates where possible
• Refund unused nights if no alternative is suitable

 

We are not responsible for additional costs unless legally required.

11. Governing Law

These Terms are governed by French law and subject to the jurisdiction of French courts.
