Booking Terms & Conditions – Gîte

  1. What Your Stay Includes
  • Private use of 3-bedroom gîte
  • Shared use of pool
  • Up to 3 parking spaces
  • Bed linen
  • Bathroom & pool towels
  • Fully equipped kitchen (crockery, cutlery, utensils)
  • Tea/coffee facilities
  • Stylish furnishings & TVs
  • Private BBQ
  • Starter supply of toiletries & toilet rolls
  1. Additional Services & Occupancy
  • Standard occupancy: up to 6 guests
  • Extra guests: €5 per person per night (within maximum occupancy, by prior agreement)
  • Winter heating supplement: €5 per night (seasonal)
  • End-of-stay cleaning: €40 per stay

All extras will be confirmed at or before booking.

  1. Security Deposit

€300 refundable deposit required for all direct bookings.

Payment accepted: bank transfer, PayPal, debit/credit card, cash on arrival, or French cheque (must clear before arrival unless paying in person).

Deductions made only after discussion with you and only for:

  • Damage
  • Breakage
  • Excessive cleaning
  • Breach of terms

A receipt is provided for all deposits. Refunds issued as soon as possible after inspection.

  1. Cancellations & Refunds

Within 24 hours of booking → Full refund.

  • 21–14 days before arrival: 50% refund
  • 14–7 days before arrival: 25% refund
  • 7 days or fewer: Full charge (minus extras not yet incurred)

Exceptional circumstances assessed case-by-case.

  1. Non-Refundable Rates (on request)
  • 10% discount on Standard Rate
  • 5% discount on Promotional Rates

No refunds for cancellation, amendment, or no-show (unless legally required).

  1. Payment Terms

6.1 Payment for Stay
Due within 24 hours of booking via debit card, credit card, PayPal, or bank transfer.
We do not normally accept cash on arrival except for the security deposit.

6.2 GBP Payments
Contact us to confirm method and exchange rate (where applicable).

6.3 Failure to Pay
If payment is not received within 24 hours of booking, we may cancel and apply the cancellation terms.

  1. Check-In, Check-Out & House Rules
  • Check-in: 17.00 - 19.00
  • Check-out: by 10:00

Guests must use the property and facilities respectfully and report any damage immediately. Children must be supervised at all times, especially around the pool and BBQ area.

  1. Liability

Guests’ belongings are left at their own risk. Use of the pool, outdoor spaces, and shared areas is at your own risk; children must be supervised at all times.

We are not responsible for loss, theft, or damage to personal belongings unless legally required.

  1. Use of Property – Vacation Rental Only

9.1 Holiday Use Only
Your stay is short-term holiday accommodation only, not a tenancy or lease. You may not reproduce keys or apply for utility services.

9.2 No Right to Remain
You must vacate by the agreed date/time unless an extension is agreed in writing and paid for.

9.3 Overstaying
Failure to vacate may result in charges, legal steps, or restriction/ cancellation of  utilities which are served by the main house.

9.4 Breach of Terms
Serious or repeated breaches may result in termination without refund.

  1. Changes or Cancellations by Us

If we must amend or cancel your booking, we will inform you promptly, offer alternative dates where possible, and refund unused nights if no suitable alternative is available.

  1. Governing Law

These Terms are governed by French law and subject to the jurisdiction of French courts.
